Every building, simulated together
Self-improving buildings
Buildings that close their own performance gap.
Roovie models your building from physics, checks it against its actual energy use, and tests changes against the goals you set: cost, carbon, comfort, code. It runs in minutes, across one building or thousands, and every result sharpens the next recommendation.
The problem
Your building sends you a number every month. It never tells you why.
It was designed to use far less. Somewhere between the drawings and the bill, the gap opened, and a hot summer looks just like a failing chiller. You can't see what it costs, or which fix will pay off.
How it's done today
Weeks of setup. A handful of guesses. Answers after the decision.
An energy model is built by hand, once, for one building, then rarely checked against what the building actually uses. Every team rebuilds it in its own tool, so only a few options get tested and the gap stays open.
Your building, modelled
One world model of your building that knows how it should perform.
Built from physics, down to the layers in its walls, and checked against what it actually uses. So the gap finally shows, and one model serves every team. This is Larkhaven Properties, a fictional portfolio, modelled in Roovie.
Built in minutes
Start from what you already have. Ready in minutes.
Drawings, a model file or just an address. Agents set it up in minutes, from geometry to schedules. Then refine any detail you want: walls and windows, loads, systems and schedules. The model is yours to shape.
Physics, not patterns
It doesn't guess. It solves.
Most building AI predicts from past data. Roovie solves how heat moves through walls, windows and systems, from first principles, with an original engine validated to ASHRAE Standard 140. Fast enough to run hundreds of buildings at once.
The reward
You set the score. Roovie keeps learning until it hits it.
Tell it what winning means: energy cost, emissions, payback, a 90.1 or LEED target, within budget. Roovie runs many simulations, learns from each, and replans as live data and the weather change. Comfort and code are hard limits: a plan that crosses one is rejected, not ranked.
Where this is going
Buildings that keep getting better, on their own.
We aren't there yet. Today, agents test the scenarios you would. Where we're headed: agents that practise thousands of combinations of envelope, systems and controls, learn from every season the building runs, and keep improving it toward your goals, nothing unsafe ever tried. Every scenario in this demo is a real run.
Agents and automations
Agents that learn. Automations you build. More time for insight.
Every agent can use Roovie's tools, within guardrails, and gets better with each job. Turn any task into an automation, fixed steps or agents in the loop, running on a schedule or on its own. The busywork disappears, your team focuses on what the results mean, and you approve what matters.
At portfolio scale
One building or thousands, each closing its own gap.
Roovie runs the same work across a campus, a portfolio or a city: every building modelled, checked against what it actually uses, and improved toward your goals. See where the biggest savings are, and which building to fix first.
Join the beta
Put your own buildings in Roovie.
We're opening the beta to a select group of design, engineering and energy services firms, utilities and government entities. Apply, and if your organization is accepted, we set up its workspace for you.
Why we built it
At NanoTech we make thermal coatings, and we needed to prove what they save on real buildings. No tool was rigorous and fast enough, so we built our own engine. Roovie works with any manufacturer's products, not just ours.
